Common Repairs
PITCHED ROOFS
- Pipejacks: Fill in gaps, holes, old repairs or repair those installed incorrectly.
- Chimney Flashing: Repair old repairs, seal gaps, install new metal flashing or new back pan.
- Hip and Ridge: Replace damaged or repair.
- Moss: Remove as practical and treat.
- Pitch Change: Two or more angles coming together most of the
time is never sealed or needs resealing.
- Tree Limbs: Remove limbs brushing up against roof.
- Blocked Keyway/Cutouts: old repairs damming up free flowing water or
channeling water in the wrong direction.
- Missing or Damaged Shingles: Replace or repair.
- Sidewalls: Reseal old repairs or caulk those never sealed.
Seal siding keyways above damaged sidewalls.
- Valley clean and seal: Seal possible leaks and clear away debris that may be
damming water and causing water to flow in the wrong direction. Seal old repairs.
- Reinforce old repairs: Any past repair that has failed or may fail in the near future.
- Nail heads penetrating through roofing material: Nail not seated and because of being stepped on,
have penetrated through the shingle above.
- Remove debris from roof
- Keyways too close to edge of flashing
LOW SLOPE/FLAT ROOFS
- Reseal chimney and pipe jacks: Reseal roof/sealant separation.
- Gable edges: Seal gaps and separations.
- Drip edges: Seal gaps and separations.
- Remove debris from roof
- Reinforce old repairs: Any past repair that has failed or may fail in the near future.
- Repair main field separations: Areas of wear, membrane separations or fish mouths.
SHAKE ROOFS
- Repair shakes: Repair those areas where felt is exposed through the shake.
- Hip and Ridge: replace damaged or repair.
- Moss: remove as practical and treat.
- Debris: Remove excess leaves, pine needles, etc. from roof.
REMEMBER, our concern is with the roof's ability to keep water out, not it's appearance or aesthetic value. We judge the life expectancy of the roofing material, flashing detail, sealants, etc., and the installation to be sure the roof will not leak during that 3 to 5 years, period. However, if we feel that the roof is compromised now, or will be within 3 to 5 years, Real Estate Roofing Services will give you an estimate on what it will take to get the desired life expectancy. Over ninety percent of the time, all that is required are simple repairs. However, if only a new roof will do, that's what the estimate will reflect.
