HOW DO I GET A 3 TO 5 YEAR ROOF CERTIFICATION?

WHAT IS A 3 TO 5 YEAR ROOF CERTIFICATION?

It is a written "opinion" of a licensed roofing contractor as to the condition of your roof, based on whether or not it will leak in the next 3 years. If it is our opinion that your roof will leak within that 3 year window, we will not issue a Certification.

WHAT IS THE PURPOSE OF THIS CERTIFICATION?

This Certification represents the existing condition of your roof and is required by most lending institutions. Basically, the lender wants to be sure the buyer will not have to pay for a new roof for at least 3 to 5 years.

WHY IS IT THAT SOMETIMES THE BUYER THINKS ONLY A NEW ROOF WILL DO?

The seller, of course, wants to complete the sale with the least amount of expense on his part. The buyer, on the other hand, would like all they can get, a total tear-off, re-sheet and a new 40 year roof with gutters. Whatever is worked out during negotiations is between the buyer and seller and their respective realtors. However, the bottom line is: In the opinion of a roofing contractor, the roof should not leak for at least 3 years.

THE ROOF JUST LOOKS BAD, HOW COULD YOU PASS IT?

Our concern is with the roof's ability to keep water out, not it's appearance or aesthetic value. We judge the life expectancy of the roofing material, flashing detail, sealants, etc., and the installation to be sure the roof will not leak during that 3 to 5 years, period. However, if we feel that the roof is compromised now, or will be within 3 to 5 years, Real Estate Roofing Services will give you an estimate on what it will take to get the desired life expectancy. Ninety percent of the time, all that is required are simple repairs. However, if only a new roof will do, that's what the estimate will reflect.

WHAT DOES FHA REQUIRE TO GET A CERTIFICATION?

ROOFS: The covering must prevent moisture from entering and provide reasonable future utility, durability and economy of maintenance. The appraiser must visually examine the roof to determine whether deficiencies present a health and safety hazard or do not allow for reasonable future utility.

LIFE EXPECTANCY: The appraiser must exercise sound judgment when evaluating roof condition. The roof should have a remaining physical life of at least two years. If the roof has less than two years remaining life, then the appraiser must call for re-roofing or repair. The condition must clearly state whether the subject is to be repaired or re-roofed.

IF I HAVE 4 OR 5 LAYERS OF ROOFING ON MY HOUSE NOW, AND MY ROOF WILL NOT LEAK FOR 3 TO 5 YEARS, CAN I STILL GET A 3 TO 5 YEAR ROOF CERTIFICATION?

According to FHA, state and city code, YES, as long as the roof doesn't present a health and safety hazard.
